Why do people get refused home insurance?

Whenever you get a home insurance quote it asks you if you have ever been refused insurance. Why would that happen? And if it does, does it count against you for the rest of your life? Are there any insurers willing to insure such people?

I don’t know what things are like where you live, however here (Vancouver, BC, Canada) most insurance companies give up to 20% off depending on the protection you have. The better the system the less risk of loss hense lower rates.

    bad area, flood plain, wood burner/fireplace

    if you’ve been refused, it’s best to be honest and explain why. Otherwise they might not cover you if something happened.

    Too many claims; past insurance fraud; unsafe or illegal living conditions.

    Companies also look at your credit report and credit score; consider where you live–fire hydrants–dog breed?. My guess that these might increase your premium, not keep you from being offered a policy.

    Insurance is applied for and must be underwritten for the risk it presents. Examples of high risk may be the condition of the home, the possibility of a higher than normal liability exposure or the risk you may make a claim due to your poor credit.

    Insurance is not granted to everyone just because they have the money to pay for it. You could never pay the insurance company the amount of money they will end up paying you in the event of a large claim. Therefore, they must weigh the risk of whether you’re going to make a claim or not.

    If you are denied coverage, often all you need to do is make your home eligible by cleaning up the fire hazards, making the needed repairs or getting rid of the dog that is prone to bite someone. If it’s your credit that’s preventing you from getting coverage, you’ll need to clean up your credit.

    Just like you apply for money from the bank for a loan, they are looking at the risk of whether you will pay it back or not. Just think, if you make a claim with the insurance company, you’ll never pay them back. The moment you walk out of the door, they are on the hook for hundreds of thousands of dollars.

    A bunch of reasons, including but not limited to:

    Being convicted of arson
    having multiple claims filed in a short period of time
    having a horrible credit score
    having a pitt bull, or other prohibited breed dog
    having a trampoline
    having a horse (for some companies)
    being in a location where insurance companies don’t want to write you (called redlining – it’s illegal, but it happens all the time anyway)
    Having a house without central heat
    Having a house with unrepaired damage
    Having a house without reasonable maintenance
    Wanting very low or very high limits of dwelling coverage

    It doesn’t count against you for the rest of your life, except the arson bit. If money is no object, you CAN find insurers to insure just about anything. Of course, it’s much easier for you to find an agent, and let the AGENT find someone willing to insure you.

    As you can see from the answers above, there are loads of reasons you can be refused home insurance – fraud, flood risk.

    But many people forget about the CUE list here in the UK. Even if you are in a low risk area, have never attempted fraud and should be a perfect candidate for insuring … they will still turn you down if there are discrepancies. Even if you "ask" about making a claim in the UK or if you try to make a claim for something legitimate but the insurer wiggles out of it – it gets put on the CUE list.

    Check out the review boards for your insurer to see if they have a bunch of customers complaining about CUE list problems. Norwich Union (now Aviva) was one of the worst in the UK. Not sure what the US have as an equivalent?
